Number 52
Number 52 is located on the hill just above Torquay Harbour, in a surprisingly quiet and peaceful street. It has fantastic views across the town and is less than 10 minutes walk to the harbour with its shops, restaurants, and bars.

Project Info
We bought this as a very tired terraced house. Located in the Torquay Harbour Conservation Area, Number 52 is part of a terrace designed by renowned local architect Joseph Rowell, built in the 1860s using local grey limestone in a Tudor Gothic style. It had been divided into tiny bedsits in the 1970s and then into two good sized two bedroomed flats in the late 1980s. It badly needed updating to meet today’s standards for rental safety and design. It had no planning permission and had been on the market for several months.

We completely stripped the flats, installed damp proofing, soundproofing, replastered, redecorated, repointed the stone work and chimney, updated the wiring and properly separated the utilities. We fitted fire safety systems, new bathrooms, kitchens and flooring and secured lawful change of use.
Number 52 was tenanted in 12 weeks from completion of purchase, achieving market leading rents for the area. Lisa led on the design and project managed this development using a range of local trades people to complete the work. We are very proud that the flats now provide safe and secure homes for two families.
